Pricing
At Golden Homes we use true building cost for determining your cost. This means that you pay the actual cost of construction plus a predetermined fee to the contractor. This method creates the fewest conflicts of interest for both the client and the builder and helps ensure that everybody works together honestly, and that upon completion of the home, everybody feels they were treated fairly.
If we are able to get materials or labor done at a lower rate, the savings will be passed on to you. There are no builder mark ups on materials or labor. You will have full access to all quotes and invoices throughout the process. With this method, you pay a fair price to the General Contractor without any hidden fees or inflated pricing.
The contractor’s role in the project is crucial. A good contractor identifies potential problems before they arise. Fixing problems as they occur is much less expensive than discovering and fixing them after the home is completed. We are responsible for ensuring that your project is completed correctly, on schedule, and within budget.
Our contractor fee is based on several factors such as: the estimated construction cost and overhead of the home, the size and the complexity of the project, the driving time to the project site, the proximity to and availability of building materials and the topography and development of the lot.
