Process Overview

The process of building a new custom home can be overwhelming. Knowing what to expect can make it a little less so. Here is a brief summary of how the home building process will work if you go with Golden Homes.  We are here to guide you every step of the way. We work with a team of recommended agents, lenders, and drafters who can help you, and we’ll provide you with some great resources and ideas to get you started.

The Steps

Step 1: Determine your budget and get pre-approved for a loan

Determining your budget will help you know what kind of house you can build. Several factors contribute to the cost of your house, including: cost of your land, size, structure, complexity, and desired finishes and fixtures. We are happy to help you calculate your budget and discuss your goals for your home before you or after you contact a lender.

Step 2: Find and purchase a lot

The lot you choose should be based on your personal preferences and lifestyle, but we are certainly happy to discuss this part of the process with you as well if you need any guidance.

Step 3: Design your home

Once you’ve chosen a lot, we can help you design a home that perfectly fits it. We will walk you through the process of deciding on your floor plan and house style, allow us to design your home or get your plans made with one of our recommended drafters.

Contacting us prior to getting your plans made helps ensure that the house you want to build will fit your lot and remain within your budget. Of course, if you already have plans made, we are happy to work with you from that point forward.

Step 4: Get your estimate form Golden Homes

Once you’re overall budget and plans are complete, we’ll create for you a detailed budget covering each component of your new home construction based on the design and style of your house.

Step 5: Get a loan and start construction

The final pre-building step simply involves getting your loan and getting started. Once your loan is finalized, we’ll begin constructing your home. We’ll keep you informed and involved throughout construction.
